Shlomi Reuveni joined Bess Freedman, CEO of Brown Harris Stevens, and real estate appraiser and market analyst Jonathan Miller for a wide-ranging discussion on the state of New York City real estate at the AREAA National Conference in New York. Moderated by Diana Zhang of Brown Harris Stevens, the panel explored the forces shaping today’s market, from inventory and affordability to housing policy, private listings and the growing impact of AI.
For Reuveni, one of the defining characteristics of the current market is an increasingly educated and selective buyer. Limited inventory remains a challenge, particularly in new development, but that does not mean buyers have stopped transacting.

Shlomi emphasized that pricing and value remain fundamental regardless of market conditions. Buyers are willing to act when they recognize a compelling opportunity, making thoughtful positioning and an accurate understanding of the market increasingly important for developers, sellers and the brokers advising their clients.
The conversation also addressed the changing role of technology in real estate. While AI is already creating significant efficiencies across the industry, Shlomi argued that professionals need to actively understand and adopt these tools rather than assume their businesses will remain unaffected. At the same time, he emphasized that judgment, negotiation, trust and relationships remain essential to successful real estate transactions.
Throughout the discussion, Shlomi returned to a principle central to Reuveni’s approach: understand the market, recognize where the opportunity lies, and put the client’s interests first.
