The Watson has officially secured $326 million in construction financing, marking a major milestone in the transformation of the former Watson Hotel at 440 West 57th Street into a new residential development in Midtown West. The financing clears the way for the project’s long-anticipated conversion plans to move forward, signaling strong momentum for one of the neighborhood’s most significant adaptive reuse projects.

Led by Yellowstone Real Estate Investments & Isaac Hera, the project will convert the existing hotel property into 316 new residential residences, bringing a new chapter of modern living to the Midtown West corridor. The redevelopment reflects the continued evolution of New York City’s conversion market, where large scale hospitality and office assets are increasingly being repositioned to meet residential demand.

REUVENI Development Marketing has been selected to lead pre-development advisory, sales, and marketing for the project. The firm will help shape the vision, positioning, and launch strategy for The Watson as plans move from financing into execution. The project represents another major addition to Reuveni’s growing portfolio of transformative New York City Developments and highlights the firm’s continued involvement in some of the city’s most ambitious residential opportunities.

As conversion activity continues to shape the landscape of Manhattan’s real estate activity, The Watson stands poised to become a defining new residential address in Midtown West.
