67 Irving Place is a prewar condominium conversion in the Gramercy Park Historic District, offering eleven full- and through-floor residences designed by Morris Adjmi Architects. Originally built in 1906, the building has been reimagined with a restored brick and limestone façade that honors its context while introducing a modern identity. Interiors feature ceiling heights over 10’6”, natural stone, custom millwork, and warm finishes that prioritize light and livability. Amenities include a fitness studio, media room, and a children’s playroom.

CONTRIBUTION

Guided pre-development planning with a focus on target audience, unit layouts, design direction, and pricing strategy. Recommended and engaged architectural and design partners to realize the project’s vision. Developed and implemented a comprehensive marketing and sales plan tailored to the Gramercy buyer profile, overseeing branding and campaign execution while managing third-party creative teams to ensure cohesive positioning throughout every touchpoint.
